This policy covers elevatebuyers.com. It says what we collect, why, who else sees it, and how to have it removed. If any of it is unclear, email info@elevatebuyers.com and we will answer in plain words.

What we collect

What you give us. Our forms ask for different things depending on why you are here.

• Selling a house — your name, phone, email, the property address and whatever you tell us about it and your situation.
• Referring someone — your details, and the name and contact details of the person you are referring.
• Looking to buy a home — your name, phone, email, and what you are looking for: bedrooms, bathrooms, the area, your budget and your timeline.

What your browser gives us. Your IP address, browser and device, the pages you visit and how long you stay, and the site or advert that sent you.

What we do not collect. We do not ask for or store bank details, card numbers or Social Security numbers on this website. We do not knowingly collect anything from children under 13.

Why we collect it

To reply to you, to make you an offer on a property, to tell you about houses that match what you asked for, to follow up on the enquiry you actually made, to see which of our adverts bring people here, and to keep the site working. That is the whole list.

Calls, texts and emails

If you give us your phone number, you are agreeing that we may contact you about the enquiry you made.

Message frequency varies. Message and data rates may apply. Reply STOP to any text to opt out, or HELP for help.

Your mobile number and your SMS consent

Mobile information is never shared with or sold to third parties or affiliates for marketing or promotional purposes. No mobile information is shared with any third party for their own marketing.

The only companies that see your number are the ones listed below that run our messaging and our CRM on our behalf, and they may not use it for anything else. Your consent to be texted by us is never shared and never sold.

The services behind this site

• HighLevel (LeadConnector) — our CRM. Form submissions, your contact record, and our call, text and email history with you. The chat widget on our homepage is also theirs, so what you type into it goes to them.
• Cloudflare — hosts this site and holds form submissions in our own database so nothing is lost if another system fails. We do not store your IP address in it.
• Google Tag Manager — on our home, offer, refer, buyers and error pages, to measure which pages and adverts bring enquiries.
• Google Fonts — the type on every page of this site loads from Google's servers, which means Google receives your IP address on every page you open here, whether or not you fill anything in and whether or not you accept any cookie.
• Meta (Facebook and Instagram) — a pixel, and the Conversions API when you submit a form. This is the one worth reading properly. When you submit, we send Meta:
  • your name, email and phone, scrambled (hashed) — Meta cannot read them directly but can match them to an account;
  • your IP address and your browser's user agent, not scrambled;
  • the Facebook cookie values from your browser, and the address of the page you submitted from.

  We send it so we can tell which advert produced an enquiry. If you would rather we did not, say so and we will stop — info@elevatebuyers.com.

What this site stores in your browser

Cookies. For analytics and advertising measurement, including Google's and Meta's. You can block or delete them in your browser settings and the site will still work. One of them, _fbc, is written by our own code rather than by Meta, from the click id in a Facebook advert's link.

And something that is not a cookie. Every page here runs a small script that records how you arrived — the advert or link you came from, the site that referred you, the first page you landed on, and when. It keeps that in your browser's local storage rather than in a cookie.

Two things about that are worth knowing, because most policies do not say them:

• Clearing your cookies does not necessarily clear it. Local storage is usually a separate setting in your browser — often called "site data" or "hosted app data".
• It does not expire on its own. A cookie has a date it dies. This does not. It stays until you or your browser clears site data for this site.

Nothing in it is a name, an email or a phone number — it is how you got here, not who you are. Clear it whenever you like; the site works exactly the same.

How long we keep it

While there is a reason to: an open conversation, a transaction, a place on the buyers list, or a legal or accounting requirement. Ask us to delete your information and we will, and we will confirm when it is done.

Your choices

Ask us what we hold about you, correct it, delete it, or stop contacting you — email info@elevatebuyers.com or call (813) 537-5354. No hoops, no charge. Depending on where you live you may have further rights under your state's law; tell us where you are and we will apply whichever gives you more.

To come off the buyers list, one line to that email is enough. You do not have to give a reason.

Security

Submissions travel over an encrypted connection and sit in systems that require a login. No system is perfect and we will not pretend otherwise — but we hold nothing on this website that we do not need.

Changes

If this changes, the date at the top changes with it.
